119 Prosperity Avenue, Greenville

$1,650,000
3 Beds 4.5 Baths
The timber frame is the first thing you notice and the last thing you forget. Hand-joined posts and beams carry the ceilings here, rising into king-post trusses above the living room and settling into a coffered grid over the kitchen. This is not applied millwork dressing up a builder's box. It is the structure of the house, left honest and in plain view. Built in 2001 on 1.90 wooded acres inside the gates of the Cliffs at Glassy, the residence is Mountain Craftsman in the Arts and Crafts tradition, dark board-and-batten with cedar shingle in the gable ends under a steeply pitched cross-gabled roof carrying decorative timber trusses in its peaks. A dry-stacked stone chimney runs the full height of the elevation. Granite outcrops were left where they sat, and stone walls terrace the grade around them. Inside, the plan opens rather than announces. A flagstone entry gives way to wide-plank oak. The living room gathers under the trusses around a dry-stacked stone fireplace that climbs the full height of the gable, with mountain views filling the glass to either side of it. The dining area sits beneath its own cathedral ceiling, and a built-in library wall of open shelving runs the hall beyond. Past the dining room, an enclosed sun room wraps in glass on three sides with a second stone fireplace and its own heating and cooling, which makes it a room you use in February rather than one you admire from the doorway. The kitchen was built for people who cook and for the people who keep them company. A long island topped in poured concrete anchors the room, with a prep sink and seating on the open side, and a raised bar-height counter behind it passes through to the dining side. Honed marble runs the perimeter and climbs the range wall as a single slab, and a custom hammered-metal hood rises into the beams above it. Cherry cabinetry, glass-fronted uppers, double wall ovens, a panel-front refrigerator and a wine refrigerator sit over wide-plank oak. The primary suite is on the main level and fully renovated. A freestanding tub sits beneath windows that look at nothing but woods, in a room papered in Hunt Slonem's Hutch. The shower is the surprise. It is an oversized steam room tiled floor to ceiling, herringbone overhead, laid over a river rock floor, with a rain head, a wall head, a handheld and a granite boulder standing in it. Temperature and steam are set from a panel outside the door or from a phone, so the room is warm before you walk into it. Two more bedrooms, two more full baths and a landing sitting room occupy the upper level, and a wine cellar with a full wall of racking sits below. A breezeway leads to the garage, oversized for two cars, with a 479-square-foot carriage suite above it holding a room, an office and a bath. Guests get their own door. The garden is why this property has been published twice, in Carolina Gardener and in Cliffs Living. It was laid out by Dabney Peeples, among the most respected garden designers working in the Carolinas, installed by The Collins Group, with front beds by Dianne Nodine. Peeples described the method in one line: "We let the mountain tell us what to do." There is not one blade of grass anywhere on the property, replaced by sweeps of mondo grass and liriope. Three stone cairns stand around a granite boulder. A blue gate commissioned from metal artist Berry Bate opens into a walled secret garden. The plantings run to 40 peonies, dozens of Japanese maples, a grove of seven Trident maples, a fernery, and camellias that carry the winter. A six-foot bronze rabbit named Chauncey keeps the front door. What is on offer is 25 years of a designed, published, four-season garden with named designers and a named artist, which is not a thing that comes to market. Roof, four zones of heating and cooling and a tankless water heater have all been renewed. Membership at Glassy opens golf, wellness, dining and mountain trails. What it cannot open is a garden like this one.

152 Parnell Bridge Road, Marietta

Almost two acres. A creek that runs year round along the back of the property. A saltwater pool and cabana set into the hillside below the terrace, and nearly 7,400 square feet of house above it. All of it inside a gated enclave in Thornblade, at the end of a cul-de-sac, minutes from the club. That combination is the one thing this market cannot manufacture. Estate acreage inside a country club gate, with water at the back, comes up rarely, and almost never on a house that has just been rebuilt from the systems up. The approach runs to solid brick with stucco accents, steep dormers, and arched Palladian windows. A leaded-glass entry opens on a two-story foyer and a curved staircase. Inside, arched openings repeat from room to room, framing views through the house rather than closing it off. The living room rises two full stories to a bank of clerestory glass, a fireplace at one end and French doors at the other giving onto a covered terrace of silver travertine. Refinished hardwoods run the main level beneath heavy moldings and trey ceilings. The dining room seats ten beneath wainscoting, its arched windows framing a Japanese maple. An office looks across the grounds toward the creek and opens to the screened porch. Beyond the kitchen, a keeping room where a stone hearth rises the full height of the wall between two arched openings. The kitchen is new and custom. A Wolf six-burner range sits beneath a marble slab with a pot filler above it. Sub-Zero refrigeration, a Cove dishwasher, and an island in honed marble that seats four. A scullery with open shelving and its own wine refrigerator handles the work. Between kitchen and dining, a wet bar with beverage chiller and a coffee station. A second staircase climbs from the kitchen to the bedrooms, and the main laundry runs long with a sink and folding counter. The primary suite is on the main level and it is generous: sitting area, gas fireplace, bay windows to the grounds, two walk-in closets, and its own door to the terrace. Crack a window at night and you will hear the creek. The bath is heated underfoot, with dual marble vanities, a soaking tub beneath a chandelier, and a curved-entry shower in herringbone stone with two rainfall heads and steam. A second suite sits on the main level with bay windows over the front lawn, a gas fireplace, and a full bath with soaking tub and tile walk-in shower. Two bedrooms, a den with a stone fireplace, and a loft occupy the floor above. The terrace level is a separate residence in all but name: bedroom, full bath, kitchenette, its own laundry, a dining area, a theater room with theater seating and French doors opening at grade to the pool. Adjoining it, a wellness room with a Titan cold plunge and an infrared sauna. Guests can stay a month without anyone negotiating a bathroom. Outdoors is where the property makes its case. Stone steps descend past a waterfall to the saltwater pool and a cabana with a changing room, half bath, and beverage station. There is a flagstone firepit, a grilling terrace, a stone outdoor fireplace under the trees, the screened porch above it all, crepe myrtles blooming against the brick, and a flat run of lawn beside the water where children can actually play. Landscape lighting carries the whole property after dark. Then the part that does not photograph. The current owner is a builder, and he rebuilt this house the way a builder does his own: new roof, new ducting through the entire attic, and a crawlspace encapsulated under every square foot of living space with new insulation and dehumidification. Above that, every hardwood refinished, every tile new, every countertop replaced, Kingston Brass and Signature Hardware fixtures throughout, and lighting from Arhaus and Lulu and Georgia. The enclave is gated. The club is minutes from it, and its course hosts the BMW Charity Pro-Am each June. Pelham Road is five minutes, downtown Greenville twenty, GSP fifteen. Some photos show virtual staging as examples.

Twelve years on, the house still reads new. Dillard-Jones is among the most respected custom builders in the Upstate, and the craftsmanship shows in all of the fine details. Stone columns and timber accents anchor the living room. Oak hardwoods run the main level. Ceilings hold at ten feet upstairs and down, and reach twelve in the formal dining and music room with its built-ins. Custom hardwood cabinetry in the kitchen. Leathered granite in the laundry and again in the lower-level kitchenette. The living room opens through French doors onto a deck above the water, where Phantom retractable screens let the space breathe while keeping the evening at bay. A gas-log fireplace anchors one wall. Whole-house audio is integrated throughout, along with a central vacuum system. The kitchen was built for people who cook and for the people who keep them company. A Wolf gas range with four burners and a griddle sits in the island, which seats three, and a bar opens directly into the living room. Sub-Zero refrigeration, a Thermador wall oven and microwave convection oven, a Bosch dishwasher, an undermount farm sink, and a walk-in pantry handle the work. Meals happen in a dining area under a wood-inlay dome ceiling inside a wall of windows facing the lake. The screened porch is the room this family will tell you about first. Flagstone floors, a vaulted wood ceiling, gas logs, built-in speakers, and panels that slide down when the temperature drops, which quietly turns three seasons into four. It opens to a Trex deck for grilling, and it looks over the water the entire time. The primary suite takes the lake head-on through a wall of windows beneath a tray ceiling. Dual closets are fitted with built-ins. The bath carries dual vanities and a walk-in shower with body jets, and the clawfoot tub sits where the view is best. The lower level lives like its own house. A den with a stone gas-log fireplace and coffered ceiling opens through French doors to the terrace. A guest suite has its own bath and its own private lakefront terrace. His and her offices, both with terrace access and lake views, mean two people work from home without negotiating for the good room; one is fitted with a closet and functions comfortably as a fourth bedroom or flex space. A third bedroom sits beside a full bath with a walk-in closet, and a kitchenette with sink, refrigerator, and microwave means guests never have to come upstairs for coffee. Outside, a flagstone terrace with a gas firepit sits above a natural park-like landscape, with stone steps down to the water's edge. Walking paths run through the wooded grounds, a seven-zone irrigation system keeps the landscaping, and a garden path carries you down to private shoreline access. Paddleboards go in from here. Grandchildren fish from here. The lake is shared by the handful of residences that sit on it. A Cliffs Membership is available for purchase at closing. Membership at one club gives you access to all seven world class clubs in the area. Downtown Greenville is roughly thirty-five minutes, Travelers Rest and the Swamp Rabbit Trail sit just beyond the gate, and Hendersonville, the Flat Rock Playhouse, and Fresh Market are an easy run in the other direction.
